Kennedy Wilson Property Services Announces Managing Director Alice Myers Named Commercial Property Executive’s Property Manager of The Year

Kennedy Wilson Property Services is pleased to announce that Managing Director Alice Myers has been recognized as Property Manager of the Year in Commercial Property Executive’s Distinguished Achievement Awards. As a seasoned professional with 28 years of experience in commercial real estate, Myers’ track record of success throughout 2019 earned her “gold” in the highly competitive category.

“I am humbled and honored to be named Property Manager of the Year,” said Alice Myers, Managing Director for Southern California at Kennedy Wilson Property Services. “With receipt of this award, I am overcome with appreciation for my wonderful clients and dedicated team. I love the work that I am able to do and I am truly grateful to the people who make it possible.”

In February 2019, Myers won the property management assignment at Tourney Pointe, a 220,000 square foot class A office building in Valencia, California, and masterfully completed the transition of the property from previous management to Kennedy Wilson Property Services. Since taking on the assignment, she has already overseen two major improvement projects: a $2.7 million tenant improvement project for California Resource Corporation as they expanded from a 4,800 square foot space to 51,000 square feet spanning two floors; and a $900,000 construction project on behalf of the ownership for Mercury Insurance Company’s 24,000 square foot space. In addition, she re-bid all service contracts resulting in savings of over $50,000 in annual operating expense.

Myers was also instrumental in the repositioning of 100 N. Crescent Drive in Beverly Hills from a multi-tenant building at 78% occupancy to a single tenant building at 100% occupancy. In addition to coordinating the lease terminations and move out process for all existing tenants, she worked closely with ownership in reviewing the construction plans for new tenant MRC to occupy all 110,000 square feet at the building and overseeing $5 million in tenant improvement construction. She also led the move-in process for MRC’s 500 employees who work for the company’s notable subsidiaries including The Hollywood Reporter, Billboard, Vibe and Dick Clark Productions, as well as directed efforts for an additional $200,000 of capital improvement projects, providing indispensable service to her clients.

In her role as a BOMA TOBY Mentor, Alice coached the management team of Madison Partners through submitting, and ultimately winning, the 2019 TOBY award for the District La Brea property in the “Under 100,000 Square Foot Office” category. She was then elected to the BOMA Board of Directors and began serving a 2-year term in January 2020. To finish the year strong, in November 2019 Myers was fundamental to winning the property management assignment of a 50,000-square-foot historic retail property known as Chapman Market in the Koreatown neighborhood of Los Angeles.
